Malibu, California
Malibu homes, shaped by the site.
In a coastal or hillside home, the site is part of every major decision. Energize Builders works with owners and their design teams on Malibu custom homes, fire rebuilds and substantial renovations, connecting the ground conditions and construction sequence to the finished residence.

Site & scope
Resolve the ground, the envelope and the detail.
Ground conditions and access
On a sloping or constrained site, the geotechnical information, structural concept and practical access belong in the same early discussion. Equipment, deliveries and temporary works can influence the construction sequence before any visible architectural work begins.
Resolve earlyTest the site strategy with the relevant engineers and construction team.
The coastal envelope
Large glazed openings, exterior metalwork, roof edges and terrace thresholds deserve close coordination with the design team and product suppliers. Exposure, drainage and maintenance requirements should inform the specified assemblies. A visual material choice alone does not establish its suitability for a particular location.
Resolve earlyResolve weathering, drainage and material interfaces before fabrication.
Rebuilding with a defined scope
Records of the former home, site status and the proposed changes help establish the recovery approach. Keep required construction work, owner-requested improvements and unresolved engineering separate in the budget. A rebuild should have its own verified baseline rather than inherit assumptions from a neighboring property.
Resolve earlyConfirm the approved project and current agency requirements before mobilizing.
Architects, designers & owners
Carry the architectural intent through the difficult parts.
Our approach to collaborationOur contribution is to coordinate construction around the architect's design and the engineers' requirements. We connect site work, building systems and interior fabrication so that the finished home's apparent simplicity is supported by a considered sequence behind it.
- A site-specific access and staging plan
- Coordinated structural, envelope and interior details
- Decision and procurement dates tied to the construction sequence

Before the build
Questions about building in Malibu.
Does every Malibu project require the same coastal review?
No. The parcel, work and applicable approvals or exemptions matter. Some eligible fire rebuilds have special pathways. The City and relevant agencies should confirm the process for the actual proposal; we do not assume a blanket coastal exemption or approval timeline.
Can hillside work be priced before the engineering is complete?
A preliminary budget can identify scenarios and allowances, but uncertain ground conditions and structural design must remain visible. A dependable construction commitment requires sufficient investigation, scope and professional design information.
Do you undertake major renovations as well as new homes?
Yes. For a retained home, we review existing conditions and the connections between new structure, systems and finishes. The protection and investigation plan differs from a cleared-site build and should be reflected in the project scope.
Can wellness systems be integrated into a coastal home?
They can be included in the agreed whole-home scope. Air, water, material and acoustic decisions need to be coordinated with the envelope and mechanical design. Testing is defined for the project and carried out by independent third-party specialists as agreed.
