Residential construction

Pacific Palisades, California

Build the next chapter in Pacific Palisades.

A home can carry a family's history while making room for a different future. We work with Pacific Palisades owners and their architects and interior designers on custom homes, fire rebuilds, hillside projects and substantial renovations.

Site & scope

A clear starting point for a complex project.

  1. Rebuild, renovation or new design

A cleared site, a damaged retained home and a major redesign are different construction scopes. Document what remains, what needs professional assessment and what the owner wants to change. That distinction supports useful budget comparisons and a more coherent brief for the architect.

Resolve earlySeparate existing conditions, required work and proposed improvements.

  2. A hillside sequence that can be built

For sloping or access-constrained property, survey information and the engineers' recommendations shape the work below the home. Construction access, staging and deliveries need to be planned alongside the structural approach and neighboring conditions.

Resolve earlyCoordinate access and the engineered site strategy before mobilization.

  3. A home resolved from outside to inside

Exterior openings and assemblies, mechanical systems and the interior design should be reviewed together. Fire-related requirements are part of the professional design and approval process; no material or construction approach makes a home fireproof. Detail decisions still need to support comfort, use and maintenance.

Resolve earlyConnect the permitted building design with the issued interior and systems information.

Our approach to collaboration

We organize construction questions around the architect's and designer's work, making scope changes and procurement needs visible before they affect the field. A current drawing set, agreed responsibilities and explicit owner decisions help keep a technically complex build understandable.

  • A defined construction scope and clear budget assumptions
  • Early coordination of site work, structure and long-lead materials
  • Traceable decisions against the latest issued drawings

Before the build

Questions about building in Pacific Palisades.

Can you guarantee an expedited rebuild permit?

No. The City determines eligibility and approval for the specific proposal. We can help coordinate construction information and flag scope assumptions, while your professional team confirms the current review pathway with the City.

Does a fire rebuild always mean retaining the previous layout?

No. The owner and architect can evaluate alternatives. Changes may affect the applicable recovery pathway, site requirements, construction scope and budget, so those implications should be checked before the team commits to a design.

Can I see a whole-home renovation in the Palisades?

Explore the Rivas Canyon project linked below for our whole-home renovation and detail work. Its construction role is a renovation; it is not presented as a completed fire rebuild.

Can you support a hillside home before the drawings are finished?

Early construction input can help with access, sequencing, procurement and budget assumptions. The architect and engineers still need to develop and issue their professional design. The scope of early involvement should be agreed separately from a final construction commitment.
