In residential construction, a caisson commonly means a drilled, cast-in-place reinforced concrete foundation element, also called a drilled pier or shaft. It transfers building loads into the ground through the mechanism established by the engineers.

That does not mean every caisson reaches bedrock. The supporting materials may include soil, intermediate materials or rock. The geotechnical investigation and structural design determine the foundation type, dimensions, resistance and connections for the particular project.

A foundation plan, schedule, section and geotechnical report need to be read together. We compare the construction scope and trade proposals with the current documents, identify missing information, and submit questions to the appropriate engineer.

Your architect and engineers retain design authority. We do not select a convenient depth or change reinforcement in the field because another project used it. An unresolved detail becomes a documented question, with its answer incorporated into the affected work.

The installation proposal needs to account for equipment access, working space, excavation conditions, reinforcement handling and concrete delivery. Groundwater or unstable excavation conditions may require a different installation method; that is addressed with the qualified contractor and engineering team.

We coordinate the proposed sequence with the broader site plan. Access, spoil removal, deliveries and nearby work all need to be considered before the foundation operation is scheduled.

The approved documents and authority establish the required observations, inspections and testing. We coordinate those requirements with construction and track the resulting records rather than treating a photograph or a contractor's note as an approval.

When conditions differ from the design assumptions, the relevant professionals need to assess them. The response, any revised detail and the inspection status should remain traceable to the affected foundation location.

A quoted rate per foot is not a complete foundation budget. We review what each proposal includes: mobilization, access, drilling conditions, reinforcement, concrete, spoil handling, supporting works, testing and the associated structural connections.

The owner should be able to distinguish measured quantities from assumptions and allowances. We coordinate a scope comparison and identify exclusions or unresolved conditions before a price becomes the basis for the wider project budget.
